If I want to build a house, what is the process? 

1.        Establish a clear budget and obtain a prequalification letter from your bank, confirming the financial scope of your project.

2.        Contact Shepler Construction by reaching out to Mike Prentice or John Smith to schedule a consultation appointment.

3.        If you have a set of house plans bring them to the appointment. However, if you lack plans, rest assured that Shepler Construction offers design services tailored to your budgetary constraints.

4.        Upon finalizing the design, Shepler Construction conducts a cost estimation to provide you with a detailed breakdown of the construction expenses.

5.        Review and sign the proposal outlining the terms and conditions of the project.

6.        Transfer of the lot's deed to the new owner occurs once Shepler Construction confirms that construction is set to commence within the next 30 days.

  • How long does it take to build a home?

    The construction timeline for a standard home typically spans approximately four to five months, contingent upon favorable weather conditions and the absence of product delays beyond our control.

  • Am I able to build a different house than the 4 available plans?

    Certainly, we offer the flexibility to tailor a house plan to suit your specific requirements and preferences, ensuring it aligns with the needs of your family.

  • Am I able to make changes to the existing plans?

    Absolutely, while modifications to our existing plans are permitted, it's important to note that such alterations will result in adjustments to the quoted price to accurately reflect the customized features and specifications.

  • Am I able to build a house with multiple floors or a basement?

    Yes, you have the flexibility to build a house with up to two stories and/or a basement. This option allows for customized designs that perfectly align with your preferences.

  • Are houses going to be built and then sold?

    In Lexington Village Housing addition, we prioritize designing houses that meet your needs while staying within your budget. Additionally, we plan to construct a couple of model homes and offer them for sale, provided the market conditions permit. It's our preference to design your home first based upon your budget, determine the cost to construct making sure it’s within your budget, and then build this custom home for you.

  • Can I bring in another builder or contractor to build my house at Lexington Village?

    According to the Cass Logansport Economic Development Organization (CLEDO), the master agreement is with Shepler Construction, but third-party contractors are allowed upon approval, with an additional fee.

  • What sizes are the houses in Lexington Village?

    Homes on North and South Dingo Drive, which runs parallel to Yorktown Road, will be 900-1500 square feet. Homes on Mike Anderson Lane, which is parallel to High Street and Lexington Road, will be 1500-2500 square feet.

  • Can I buy a lot?

    The lots within the Lexington Village Housing addition are not available for individual sale. Instead, they will be bundled into the price of the new home build.

  • Can I get more than one lot?

    No, due to the development of Lexington Village using READI funding, each of the 52 lots will be designated for a single home build on that specific lot.

  • What happens after I pick out a lot?

    Upon selecting a lot, ownership will be transferred to the new homeowner after entering into a contract to build the new home with the Developer. Subsequently, the new homeowner will be required to begin construction within a period of 30 days.

  • Will there a HOA or Additional fees?

    The Lexington Village Housing development will not incorporate a Homeowners Association (HOA) or additional housing fees. The new homes built will simply be a normal house within Logansport City Limits.

  • Can I choose which lot I want?

    You are welcome to choose any available lot, provided it is not already under negotiation with another client. It is important to note that the selection of lots may be subject to certain limitations based on the size of the house you intend to build.

  • Are any of the plans wheelchair accessible?

    At present, none of the current advertised plans feature wheelchair accessibility. However, Shepler Construction would be happy to design a home for you that meets ADA standards.
